I came across an article about James and his self storage increasing revenue by £100k and decreasing staffing 50%

I wanted to highlight this story for a few reasons -

• So many people are sitting on a potential gold mine

• Most people have limiting beliefs as to what’s possible

• It’s awesome to see a great kid doing so well

Key Things to note:

• Wrexham is the site we bought 2.5 years ago

   

• 87 quotes. Most quotes in a month we’ve ever had  

   

• 30 reservations … MOST EVER. Previous most was 20 … So a massive improvement (But wait until you see the cancelled reservations before you get carried away with these results)

   

• Conversions to reservations were 34% but again, the cancelled reservations spoil this 

   

• Conversions to Move ins was very poor at just 17%

   

• Overall move ins were 15. July 24, we had 19. So at first glance, with all the reservations, it looks like a really good month, but it’s not as simple as that 

   

• Sq Ft Moved in was low at 1265 … I checked the average for the 12 months prior, and it’s below the average. This is concerning because the average obviously included the winter months. We would be expecting July to be way above the average amount of sq ft moved in  

   

• 1295 Sq Ft moved out. That’s about average 

   

• 10% churn not too bad  

   

• Net Sq Ft nothing in it really …. But been July, I would want to see growth here  

   

• Cancelled reservations is really high for us at 27%. We had 8 cancelled reservations! Our previous highest was 4. Something has gone wrong somewhere … I feel as though we’ve had a lot of soft reservations recently 

   

• Cost per move in was high as well 

   

• Revenue is our third highest ever. We’re nearly approaching the average customer monthly value up to the £200 mark, which is the holly grail 

Overall Score - 5/10

But even with the high cancelled reservations, it’s still our best month for reservations and the most quotes we’ve had ….

But then again … Our conversions to move ins suck! 

So it’s a 5 … Plenty to work on
