Highlights

• Cancelled reservations at 9.38% which the second month in row under the 10% figure.
   

• Sq. Ft moved out at 2,300 is 2,340 less than last month, is down by 1,205 compared to February 2025 & is the lowest amount of sq. Ft. moved our since January 2025.
   

• Churn at 7.16% is down by 7% from last month, is 5% down compared to February 2025 & is the lowest churn rate figure since January 2025.

Opportunities

• 119 quotes – this down by 6 from last month, although this is 18 more compared to February 2025, this is still lower than expected.
   

• 32 reservations which is same figure as last month, but is down by 10 compared to February 2025.
   

• 26.89% conversion which is up by 1.29% from last month but is down by 14.69% compared to February 2025.
   

• Contact made from quotes only 42% which is down by 10% from last month.
   

• Actual cost of advertising for PPC Google this month per move in at £188.73 is up by £71.04 from last month and is the highest figure in 6 years, this is due to the low level of move ins.
   

• Sq.ft. moved in at only 1,770 is down by 2,615 from last month and down by 2,715 compared to February 2025 and is the lowest amount of sq.ft moved in since April 2020.
   

• Only 20 rooms moved in which is down by 20 from last month and 15 less compared to February 2025.
   

• Net sq.ft. at negative 530, this is the 4th month in a row we have finished negative, for the past 4 months, we are net negative 2,695. February 2025, we finished net sq.ft. of positive 980.
   

• Percentage occupied at 79.80%, first time since December 2024 we have finished the month under 80.00%
   

• Total sq.ft. occupied at 31,610, this down by 1,085 compared to February 2025.
   

• Average insurance sold to new move in only £5,888- 3 out of the 18 new move ins moved in with insurance under the minimum target and one had their own insurance.
   

• Van hire only hit 15 rentals with the insurance revenue being £1,125, this down by £300 from last month.
   

• Average customer value at £208.04 is down by £37.69 from last month and is the lowest figure since June 2024.

Actions

• Monitor quote levels – speak to digital first to identify any reasons for the drop in quotes, March 2025 we received 150 quotes, can we achieve this level again.
   

• 11% of quotes gave a false mobile number but a correct email address, design a new and improved follow up email process for customers who give false numbers.
   

• Investigate and identify reasons for customers not booking as we need to improve conversions to at least 30%, speak to the team about new ideas for follow ups, for example more personal txt messages, what’s app videos which show the site, new follow up emails, should we change the amount of calls or when we call, any methods to improve contact made levels, which will then improve conversion rates, increase the move ins levels and the revenue.
   

• Design a new van hire email to send to customers when they book.
   

• Design and order some new van hire posters for Willerby – make use of the space we have on the corridors and loading bay to advertise the van hire.
   

• Investigate the 3 move ins which had insurance sold lower than the minimum.
