All Sites December Figures -

Highlights

• Reservation conversion was 27.25%, up from 26.37% last year.
   

• True period revenue increased from £179,913 in December last year to £216,489  (20.3 % increase) , and is also up £7518  from £208,971 in November. That is BRILLIANT
   

• Enquiries increased Dec 24 to Dec 25  from 383 to 433, supported by an increase in Google ad spend from £6,812 to £6,906. So only a £100 increase in add spend but 50 more quotes 
   

• Reservations increased from 101 last December to 118 this December 
   

• Cancellations reduced to 5, down 58 %  from 12 last December

Opportunities

• Move-in conversion low at 21.94% and needs improvement.
   

• We moved in 97 units totalling 9,265 sqft, compared with 91 units totalling 9,980 sqft December last year.
   

• Move-outs totalled 112 units 12,050 sqft, resulting in a net loss of 2,785 sqft, which is the second-highest negative square footage
   

• Occupancy currently stands at 81.16%. 
   

• Churn rate was 11.46%, down from 12.32% last month and 11.98% last year. An improvement but still too high as it’s over 10%
   

• Insurance average at £5952 just below £6000 target 

Actions

• Regular review of pricing at each site, with increases applied where availability is limited.
   

• Daily and weekly checks of website performance to ensure it is operating as expected.
   

• Regularly listening to calls to see if we can make improvements and check we are all following the script
   

• Continued focus on enquiry scripts and speed to contact to improve conversion rates. 
   

• Trialling late night calls 6-8 pm throughout January
   

• Offering customer incentives to retain customers where notice has been given.
   

• Revisit business customers to offer 10% discount if they pay 12 months upfront as new financial year for some. Send mail merge.
   

• Keep asking customers to review if they leave to try and get Google rankings high to get more organic enquiries
   

• Listen to 7 random calls from contact made and ensure we are following the insurance pitch.
