What New Demographics Mean for Investors

Curious who’s renting self storage units in 2025—and what it means for your investment strategy?

The latest data reveals some surprising shifts and new opportunities.

 

The customer mix in self storage is evolving:

  • Domestic customers now make up 75.9% of the base, up from 73% last year.

  • Business customers have dropped to 24.1%, reflecting a more price-sensitive approach and a tendency to consolidate storage needs during periods of revenue pressure.

But the biggest change? The age of our customers.

 

What’s Changed in Customer Demographics?

  • The peak age bracket has shifted upward:

    • Last year, 45–49-year-olds made up 15% of customers—now just 8%.

    • The 55–59 and 60–64 groups now each represent 15.5%, for a combined 31%.

    • Add the 65–69 group (11.5%), and over 40% of customers are 55 or older.

  • Younger customers remain underrepresented:

    • 20–24: 1.8%

    • 25–29: 2.2%

    • 30–34: 4.9%

    • Even the 35–44 segment is below previous years.

 

Gender split remains steady:

  • 54.7% male, 41.4% female.

 

Rental patterns:

  • 85.9% rent a single unit

  • 10.6% rent two

  • 3.5% rent three or more

 

What Does This Mean for operators?

  • Aging customer base:

    • Presents opportunities for tailored marketing, service enhancements, and digital adoption strategies that meet the needs of older users.

  • Younger market challenge:

    • Attracting under-35s may require a fresh approach—think digital-first experiences, transparent pricing, and flexible service options. Orrrr in my opinion … Market to the demographic who actually want storage … Lets not waste money and time trying to convince people who arent statistically interested in storage 

  • Stable domestic demand:

    • A larger share of domestic customers adds resilience, even as business demand fluctuates.

 

The Bottom Blooming Line:

Self storage is adapting to a changing customer landscape.

With a stable, mature customer base and clear opportunities to attract younger users, the sector remains well-positioned for future growth—and for investors who value resilience and adaptability. 🚀
