Loooaaaddsss of quotes at SM HQ last week … especially given its Feb! I think thats a REALLY good sign for the rest of the year 🤓

Here’s the headlines for last week -

• 160 Quotes

• PLUS 350 Sq Ft For The Week

• Reservations so far this week = 37

• Res to Quotes Conversion = 23%

• Move ins this week = 27

• Move Ins to Quotes Conversion = 17%

Positives

• Positive week at 50 sq.ft. up with zero sq.ft. moved out.

• Positive week predicted for next week with 210 due in & 50 due out.

• 11 quotes, higher than in recent weeks.

• 27% conversion, lower than 30% but much improved

Concerns

• Insurance lower than target at £5,000 (although only one move in at 50 sq.ft.)

Clough Road

Positives

• 28% conversion, below 30% but improved from last week

• 35 quotes, another high week for quotes.

Concerns

• Negative week at 555 sq.ft. down.

• 870 sq.ft. move out- 460 more than expected.

• Insurance average really low at £3,000

• Negative week predicted for next week with 275 in and 610 out.

Wrexham

Positives

• 23 quotes which is high for Wrexham

• Insurance average ok at £6,250

• Positive week at 185 sq.ft. up.

• Positive week predicted for next week with 160 in and 100 out

Concerns

• Conversion low at 21% (although we don’t have many unit sizes to sell)

• 170 sq.ft. moved out when we was expecting zero move outs

Mansfield

Positives

• 31% conversion

• Average insurance ok at £6,444.44

• Positive week at 695 sq.ft. up

• 855 sq.ft. moved in, 570 more than expected

• 32 quotes

Concerns

• 175 sq.ft. due out, move starting to happen.

Willerby

Positives

• 59 Quotes !!

• 610 sq.ft more in than expected.

• Insurance average ok at £6,600

Concerns

• Really low conversion at 15%

• 910 Moved out – 250 more than expected.

• Negative week at 25 down (although was predicted to be 385 down)

• 71% occupancy – close to be being under 70%

• Only 100 sq.ft. due in next week with 360 due out.

I think it is crucial to know where your reservations are coming from.

This data shows me at what stage of the process the reservation is made … Have they booked online or at what stage of my follow up process did they book.

This helps me see what part of the follow up process is working and do we need to change it

For those of you who don’t follow up more than once, you are leaving money on the table!!
