• 11 reservations

• 18 rooms move in for 1425 sq ft and only 5 rooms moved out for 350 sq ft so a positive week of 1075 sq ft up

• Store occupancy is climbing up again at just shy of 80% at 79.96%

Concerns

• Conversion rate lower than expected at 27.50%

• Forward move ins low at 54.55%

• Average insurance low at £4,230.77 per move in

• Average packaging sales low at £6.31 per move in

• Only 4 move ins due next week for 350 sq ft and 12 move outs due for 1,335 sq ft so projected to be 985 sq ft down

Clough Road

Positives

• 29 quotes

• Average insurance £7,500 per move

Concerns

• Only 4 reservations

• Only 3 move ins

• Low conversion rate at 13.79%

• 200 sq ft in and 275 sq ft out so down 75 sq ft for the week

• 3 move ins due next week for 360 sq ft and 4 move outs due for 225 sq ft, projected to be 135 sq ft up

Mansfield

 Positives

• 27 quotes

• 29.63% conversion rate

• 7 reservations (shows as 8 but 1 cancelled after we had taken up the contract, so unable to cancel down the res)

• 525 sq ft in with no move outs so up 525 sq ft for the week

• Average insurance £6,428.57 per move in

• 625 sq ft due in next week and only 65 sq ft due out so projected to be up 560 sq ft next week

• 75% forward move ins

Concerns

• Conversion rate slightly lower than previous weeks in previous months have been – would be good to hit 33%

Wrexham

Positives

• 75% forward move ins

• 30.77% conversion rate – this is good given we have no small units available

Concerns

• Only 13 quotes

• Only 4 reservations

• Only 1 move in for 25 sq ft!

• 1 move in for 25 sq ft and 1 move out for 160 sq ft so down 135 sq ft for the week

• 2 move ins due next week for 100 sq ft and only 1 move out due for 50 sq ft, projected to be 50 sq ft up next week

• Insurance average low at £3,000 per move in but only had 1 move in of 25 sq ft so that explains it

Beverley

Positives

• 12 quotes – a good week for quotes compared to previous weeks

• 4 reservations

• 33.33 % conversion rate

• 150 sq ft in and 100 sq ft out so up 50 sq ft for the week

Concerns

• Low insurance average at £3,333.33 per move in

• Forward move ins low at 25%

• No move ins due next week and 2 move outs for 115 sq ft due out, projected to be 115 sq ft down

• Occupancy below 90% at 84.42%

I think it is crucial to know where your reservations are coming from.

This data shows me at what stage of the process the reservation is made … Have they booked online or at what stage of my follow up process did they book.

This helps me see what part of the follow up process is working and do we need to change it

For those of you who don’t follow up more than once, you are leaving money on the table!!
