Highlights

• 53 quotes, which is 10 more than last month & 25 more compared to February 2025.
   

• 8 reservations which is the same figure as last month and is 3 more than February 2025.
   

• No cancelled or expire reservations for the 6th month on a row.
   

• Sq.ft occupied at 14,400, this is a 104% increase from February 2025 to February 2026.
   

• Average customer at £175.93 is the second highest since we opened has increased by £1.43 form last month.
   

• True period revenue has increased by 162% from February 2025 to February 2026.
   

• Churn rate at 9% is still under 10%.
   

• Contact made from quotes above 60% at 67%

Opportunities

• 15.09% conversion rate is down by 3% from last month, although 45% of the quotes received where for a 40 sq.ft. unit, which we have had no / very limited availability, this has had an impact on conversion rates.
   

• Sq.ft moved in at 840 is down by 800 from last month.
   

• Sq.ft. move out at 1,240 is 80 more than last month & is the 7^th month in a row we have moved out over 1,000 sq.ft.
   

• Net sq.ft. result of negative 400 is the worst net result since we opened & we have now finished negative 3 out of the past 4 months, although occupany remains high at over 90% with a limited number of unit sizes to rent.
   

• Average insurance sold to new customers £5,666- out of the new 6 move ins , 1 had own insurance & 2 had insurance under the average level.

Actions

• Investigate the 2 move ins which had insurance sold lower than the minimum.
   

• Investigate and identify reasons for move outs , can we potentially keep any customers and decrease the move out levels.
   

• Discuss increasing the street rates .
   

• Discuss removing the 40 sq.ft. units from the website until we have availability.
   

• We currently have 11 empty 160 sq.ft units to sell, can we convert these at least 25% and finish positive sq.ft. for the month.
