Sorry this message is later than normal … Weve had a pretty eventful coouple of days.

The Cruise finished on Sunday and we spent the day in Porto Rico … Awesome day, even got to watch the Man City match 😍

Monday we flew 5 hours to Dallas (as bumpy as fell … horrible flight, the stewardesses told us to get a sick bag because it was going to be a very rough flight …. aghhhhh, im not scared, you are 😱) …

Then we were supposed to get on our connecting flight to Vegas ….

BUT …..

A massive storm came in to Dallas and there was noooooo way we were getting on that plane. ✈️🌪

Kids were in tears, wife not far off …. I thought my Dad was going to have a heart attack (I was perfectly fine by the way …. im a cool cucumber 😳🤥) so we decided not to get on the flight and stay the night in Dallas

So, we are currently in Dallas and our suitcases are in Vegas haha 🫣 

We now have a flight at 6pm tonight to Vegas …. So for everyone at the ISS conference … Im coming just later than expected 🤓

Positives

  • 28 quotes in 6 days – 4 per day

  • 7 reservations

  • Packaging sales per move in above target at £74.37

Concerns

  • Conversion rate 25%

  • Forward move ins low at 57.4%

  • Only 5 move ins!

  • Only 385 sq ft moved in and 1000 sq ft moved out so down 615 sq ft for the week

  • Average insurance per customer £3,500.00

  • Only 2 move ins due next week for 200 sq ft with 9 move outs due for 1010 sq ft, projected to be 810 sq ft down next week

 

Clough Rd

Positives

  • 42.86% conversion rate!

  • 9 reservations

  • Average insurance on target at £6,000.00 per move in

  • 3 move ins due in next week for 410sqft with only 2 due out for 165 sq ft so projected to be 245 sq ft up next week

  • 510 sq ft moved in

Concerns

  • Only 21 quotes, seems very low for Clough Road

  • 425 sq ft moved out this week with 510 sq ft in so only 85 sq ft up

 

Mansfield

Positives

  • 675 sq ft in this week with only 250 sq ft out so 425 sq ft up

  • 8 move ins

  • 6 reservations

  • Store at 60.05% occupancy – this includes the 1600 sq ft of containers that haven’t arrived yet but are on Space Manager, so real occupancy is 64.6%

  • 13500 sq ft occupied

Concerns

  • Only 23 quotes, seems low and feel we should be getting more

  • Conversion rate at 26.09%, would want it to be more like 30%

  • Average insurance low at £5,000 per customer

  • Forward move ins low at 66.47%

  • Only 3 move ins due for 150 sq ft next week and 2 move outs due for 115 sq ft so cutting it fine to be in a net positive position next week

 

Wrexham

Positives

  • Average insurance at £7,000 per move in

  • 335 sq ft moved in with only 25 sq ft moved out so up 310 sq ft for the week

  • Due 2 move ins for 235 sq ft next week and only 1 move out for 50 sq ft so projected to be up 185 sq ft next week

Concerns

  • 13 quotes – very low!

  • Only 2 reservations (don’t have many rooms to play with and all containers are occupied, new ones arriving 10th & 11th April)

  • Conversion rate 15.38%

 

Beverley

Positives

  • A really poor week for Beverley, no positives to make note of

Concerns

  • Only 7 quotes

  • No reservations

  • No move ins

  • 0% Conversion rate

  • 245 sq ft down for the week

  • Next week 3 move outs due for 165 sq ft with no move ins due, projected to be 165 sq ft down next week

  • Store occupancy 81.12%

I think it is crucial to know where your reservations are coming from.

This data shows me at what stage of the process the reservation is made … Have they booked online or at what stage of my follow up process did they book.

This helps me see what part of the follow up process is working and do we need to change it

For those of you who don’t follow up more than once, you are leaving money on the table!!

24 reservations and 1 booked online with no contact from us, that’s 4.17% of my reservations booked online
