Highlights

• Conversion rate at 29.27% is up by 1.73% from last month and is 6.61% higher compared to February 2025.
   

• Cancelled reservations under 10% at 8.33% and is down by 10% from last month.
   

• Actual cost of advertising for PPC Google this month per move in was £82.57, this has increased by £21.37 from last month but is still the second lowest figure in the past 7 months. 
   

• Sq.ft. Moved out at 2,140 is 815 less than last month and is 275 less compared to February 2025. 

   

• Sq.ft occupied at 14,856, this is in an increase of 12.41% from February 2025 to February 2026.

Opportunities

• 82 quotes which is down by 56 from last month and is 46 less compared to February 2025.
   

• 24 reservations which 14 less than last month and 5 less compared to February 2025.
   

• Contact made from quotes below 60% at 57% and is down by 6% from last month.
   

• Sq. Ft. Moved in at 1,610 is down by 1,275 from last month and is down by 1,240 compared to February 2025. 
   

• Sq.ft net result of negative 530 is the 5th time in the last 6 months we have finished with a negative sq. Ft result, February 2025 we finished positive 435.

• Average customer value at £149.82 is the lowest since June 2025 and has decreased by £15.63 from last month has decreased by £13.12 compared to February 2025. 
   

• Churn rate still above 10% at 13.90%, although this is down by 5% from last month. 

Actions

• Monitor quote levels – speak to digital first to identify any reasons for the drop in quotes- March 2025 we achieved 140 quotes, as it stands, we are only going to hit around 117. 
   

• Investigate the 6 move ins which had insurance sold lower than the minimum.
   

• Investigate and identify reasons for customers not booking, can we increase conversions to 30%, speak to the team about new ideas for follow ups, for example more personal txt messages, what’s app videos which show the site, new follow up emails,  should we change the amount of calls or when we call, any methods to improve contact made levels, which will then improve conversion rates, increase the move ins levels and the revenue.
   

• Design and order some new van hire posters for Clough Road – make use of the space we have on the corridors to advertise the van hire.
   

• Design and order "need more space" poster for Clough Road. 
   

• Set a target of moving in over 2,500 sq. Ft and finish positive sq.ft of over 700. 
   

• Remove ½ price offer from & increase street rate on the 15 & 25 sq.ft units. Discuss increasing street rate on 50 & 75 sq.ft units.
