Ever wondered how much it costs to open self storage site?

I’m opening a new site in South Shields, (ha you may of heard 😂) and I want to give you the full breakdown of my numbers. If you’ve ever thought, “Could I do this?”—this email is bloody well for you 👌.

 

Here’s the Numbers:

  • Upfront Setup:
    Capital expenses to get the site ready (gate, solicitors, planning, signage, grounds work, CCTV, lights, pin code access): £27,500

 To be honest, the landlady is doing LOADSSS for us … All the groundwork, pallisade fencing etc (were even getting 6 months rent free)

  • Site Rental:
    £35,000 per acre, and we’re taking 2.2 acres—that’s £77,000 per year
     

  • Containers:
    We’re leasing containers on asset finance, with an option to buy at the end for just £1
     

  • Cash Flow:
    When we open, we’ll be running a negative cash flow of £55,000 (spread over 20 months),

    So many people forget to include this … But when you first open you have all your expenses but no customers SOOOO please account for a period of negative cashflow

    (Ive been overly careful with my figures ie only projecting we will sell 1 container a week … But id rather beat my projections than miss them and need more money!)
     

  • Total Initial Outlay:
    With the negative cash flow included, the site will cost £82,500 to get to profitability 

 

How Did I Get These Numbers?

As I mentioned im very careful and overly cautious when doing my figures, here are my assumptions:

  • Only gaining one new unit per week (I’m confident we’ll beat this)

  • Renting each container at just £30 per week (the market will likely pay more)

Even with these cautious estimates, the site will net just over £500,000 when mature.

Anddddd we will rent out units faster, so it means these numbers only go up.

 

Why Am I Sharing This?

Apart from looking like the world’s biggest douche bag … Haha … sometimes I do feel it sharing my numbers! But you guys seem to loveeee this sort of content 

It’s because I want you to see that this isn’t rocket science. It’s about understanding the numbers, finding good locations, and taking action.
