What a nightmare I had yesterday 🫣

I was heading down to see Chris and Dean …. Blue Self Storage (Awesome guys and operators)

its a 4.45 hour drive for me … So I set off with plenty of time

I was supposed to be there at 2pm …..

I never actually got there 🥲

There was a crash and a truck fire on the M18 … The motorway was closed for hours

I got back home at 5.25pm …. Id spend over 9 hours on the road and got NOWHERE … Aghhhh 😤

But …. I feel very lucky, if id of set off 30 minutes or so earlier I could have been in the crash

Bigger picture thinking …. It can always be worse! Appreciate the small things in your life

The 2 ways of finding a Self Storage facility 

• Location / Area first … Then Site ✅ …

(We spoke about this in last weeks email)

• Site First …. Then Location / Area ✅

Today I will talk about Site First / Location 2nd -

Site first is what happened at our new site in Glasgow 👏

We saw the site first  … Through our online searches  

I did the usual checks to make sure the site was perfect for me IE (Glasgow)

• Location, can we be out position - Nope 

• Location, is it on a main road - Yep

• How much traffic passes the location?

• Does the site have palisade fencing and a gate? Its not a must but I like to know what the rough costs will be to open

• Ground condition for a container site (does it need work) 

• Building conditions for an indoor site 

I then go on Street View … to have a little nosey at the area and even the competition …. 

But we will get to that later 

After all these are completed and site passes with flying colours  … 

…. I then can do our usual checks for the area 

IE - 

• Population 

• Competition … A self storage audit of the different competitors 

• What do we bring different to the table

• Current Sq Ft Per Capita 

• Projections … Is it worth the expense?

• Offer … Its important to come across professional and position yourself as you are respectable 

• ETC ETC

So there’s the 2 different tactics to have in your locker when finding a site 💥
