£49,500 

6 months rent free 

20 year lease (inside the act)

Overview - 

• Limited competition 

• Under serviced 

• Great location 

• Current rates are very high in the area

Capital Expenses -  

Please bare in mind …. We are going for a very premium finish. 

You could easily do this a heck of a lot cheaper … 

IE Groundswork, you could put the containers on the site as is with no groundswork

Other Monthly Costs -

Again im going extreme here … 

This is way more than we expect to spend but for the purpose of cashflow I would rather do worsecase scenario

1 container per week

That isnt the fill up rate we expect to hit!!

15 Months Of Negative Cashflow

Months 1 - 8 (couldnt fit in one pic)

Months 9 - 15 

Months 16 on wards are cashflow positive 

So to get open and get through the period of negative cashflow it will cost £107k

*** HOWEVER … One last time for the people who didnt hear me at the back 😂 

This is based on worst case for - 

• Fill up

• Capital Expense 

• Monthly Costs   

The true costs of funds needed will be much much less!

This cashflow module includes everything …. Cap Ex, finance for the containers ect 

Now for the sexy side … The money!! 

Revenue and Costs -

Profit and ROI (Years 1 -5)

The first year you can see we lose money … Thats normal in self storage 

Then there is a hockey stick growth in profitability and ROI 

I always say self storage will never get you rich quick … but will ALWAYS get you wealthy longterm

SOOOOO ….

The answer to the question in the title is …

Nooo I can't make £100k in 3 years

HOWEVER …. I do in year 4 🥳

 I cant wait to open this site in Blackburn, its a winner
