Yesterday I visited a self storage that was for sale … Its a fairly old site, occupancy is good but the site itself needs A LOT of work to bring up to standards

It was a perfect reminder to me of what could happen if you dont keep up to date with your maintenance …

Not only does a poor looking site decrease sale potential and the multiple people are willing to pay but it will also have an impact on occupancy as well

So even though keeping on top of maintenance doesnt feel like it has a direct ROI I can promise you it will have an indirect impact

“Are Your Prices Different Online to Offline???”

(Online is website, Offline is when someone physically comes in to your facility)

My prices are the same online and offline but should they be?

The reason I’m bringing this up is because I’d stayed in a Premier Inn a few weeks ago,

When I got to the reception the man asked if I’d booked, I’d said no. He then told me it would be around £15 cheaper if I booked online instead of at the reception.

INTERESTING CONCEPT I THOUGHT!

The thought process behind this is simple, if you're in a branch they have the monopoly and your choices are limited ….

If you’re online your choices are unlimited (Well kinda, you get my point)

To be fair, this isn’t a new concept for self storage

I know lots of American operators who do this exact thing

However, I don’t think I know of any operators who do this in the UK (could be wrong)

I’m not saying we should all do this, I’m probably not.

My point here is always be on the look out how other companies in other industries operate

Always be learning 🤔
