Karolina works for JLL, JLL are one of the biggest self storage brokers in the UK

Great question!

2 Reasons -

1- I can’t afford it at the minute … So it didn’t even enter my mind!

Opening Glasgow and Mansfield within 7 months of each other has seriously impacted on cashflow 😳

2 - I have put an offer in for my first freehold and if that is accepted I need all the dosh I can find 🤨

This site on the face of it looks a decent site … I’ve had a quick 15-minute look at the location, the amount of sq ft, the competition etc etc …

If I’m honest, with you guys … I think you could probably get this cheaper. There’s a lot of pros to this site but as with any deal, there are things to be aware of …

… Namely the asking price.

It is a high multiple and if it was worth the asking price the big boys would have snapped it up before you would have known it’s on the market

BUTTT … that’s to our advantage!

We know we aren’t competing against the big boys for this site … So it means it’s a kinda “blue ocean”!

We aren’t going to get outbid by a massive company we can’t complete with

In recent years i’ve spent A LOT been trained on mergers and acquisitions and the big take away for me is …

The seller can get the price they want BUT I get to set the terms!

This means “deferred consideration”

We get to pay over a set amount of months

I did this with Wrexham …. I paid over 2 years

They wanted it paying over 3 years … ha … I need to get better negotiations but fair was fair, it was a good deal for me.

Anyway, So I asked JLL if they would consider a deferred consideration and they said they would

I think this is an interesting opportunity …. I honestly don’t know if it’s value at the price or not.

I haven’t had the time to really delve in to the site but it’s certainly worth looking at

I’m only bringing this to your attention because I know loads of you want to get into self storage and acquisitions will suit some of you 😀
