Willerby - My second Site 

• Opened October 2017

• Indoor - 30,000 sq ft Building

• Outdoor - 52 containers in the car park

• Cost - Over £1 million

• Last Months revenue = £71,930

• Rent = £166k per annum

• Rates = £24k per annum

• Manned site

• SQ FT Occupancy = 75%

• storemore.co.uk

• Profit = Hard to say because we put all our head office costs through this location. Over £300k

• Take Away ... This is the big site, If Willerby preforms then the company is golden. If it doesnt preform then things will be twitchy :-/

The fun bit - My business .... Bare Butt Naked! 

Willerby Figures .... The BIG one  - 

• No Reservations ... Which is unusual

• 1 Move ins

• 2 Move Out

• 1 move in, 2 move outs = -75 sq ft so far for the month

Clough Rd Figures .... The New One 

• 2 Reservations at Clough ... Whoop Whoop!

• 1 Move out and no move ins

• 100 Net sq ft down so far for the month ... But dont worry, I predict a strong month for Clough Rd!

Beverley's Figures (Outdoor) .... My Baby!

• 3 quotes and no reservations ?? !!

• No move ins ... BUT ... no move outs! Pheww! Still living the results day to day :-/

• Nothing happen on 1st Feb at Beverley ... Beverley doesnt have loads of move ins or loads of move outs

Thought of the Day -

Containers Sites - Winner winner chicken dinner

• The price of containers are coming down … We can now get a container for £2,795 plus vat. 

• In Willerby we are currently charging £60 per week for a container … However this is a high price point, so when im working on my projections I work on just £30 a week rental.

• If the numbers stack up at £30 rental I know im on to a winner (£30 per week is comfortably achievable)   

• We are currently pricing up a container site and the projections are over 33% ROI. This is based on the containers priced at £30 a week (Obviously Insurance is on top of that as well).

• We have put an offer in for the site and I will obviously keep you posted ... Hopefully hear in the next day or so

I honestly recommend anyone interested in storage look at container sites! Keep your eyes pealed for a well position piece of land. The returns are awesome and its cost effective to set up. 

A lot of people in the industry look down on container sites, this my friends is our opportunity!  

......  Who doesn’t love a 30 plus % return … Homer certainly does 

Health and Fitness ... Move more = Live Longer   -
