Self Storage Tip 💡 💰

The numbers are in, and they tell a very different story from last year—revenue per square foot is down almost everywhere. 

Aghhhhh! 

Don’t worry … If you're a member of my program, we have you covered … We have a section on how to maximise your revenue (getting good at these plugs haha)

Our revenue is currently up at each and every site at the minute … haha Oh mannnn, I sound like a right Billy big bollocks … sorry!!! 

Anyway, here’s a quick snapshot from the latest annual report:

• UK average rates fell 7.4% to £26.97 per square foot—a sharp reversal from last year’s growth.
   

• London, once the leader, dropped 3.5% to £42.39.
   

• The South East saw the biggest fall: down 8.5%.
   

• Only the North bucked the trend, growing by 2.9%—possibly thanks to a lower starting point or stronger local demand.

So, what’s driving this correction?

• Two years of rapid rate hikes may have pushed customers to their limit.
   

• More competition—especially from container operators—means more choice for customers.
   

• The ongoing cost-of-living squeeze is making people think twice about discretionary spending.
   

• Dynamic pricing tools are great, but they might have nudged rates a bit too high in some markets.

My Take 

Here’s the big question: Is this just a temporary dip, or are we seeing a long-term shift in the market? Love to know your thoughts

Occupancy rates have slipped slightly (74.5% from 75.1%), suggesting operators are starting to lower prices to fill units. 

I personally think it's a temporary dip and rates will increase in the coming years … But that's not to say we ignore the extra competition coming into the market that certainly plays a part in the dipping rates
