Highlights

• 128 quotes - 37 more compared to December 2024 & is the highest number of quotes since July 2024.
   

• 34 reservations – 14 more compared to December 2024 and is the highest number of reservations since June 2024.
   

• Conversion rate at 26.56 % is up by 4.58% compared to December 2024 and was the first time in 2025 we finished with a conversion rate over 25% two months in a row.
   

• Contact made from new quotes was 63.28%.
   

• 1 cancelled reservation which is the lowest level since January 2025.
   

• Sq. Ft moved in at 2,020, which is 325 more compared to December 2024 & is the highest amount of sq.ft. moved in for December since we opened.
   

• Sq.ft occupied has increased by 2,880 from December 2024 to December 2025 – 12,585 to 15,465.  % occupied has increased from 72.13% to 76.64%.
   

• True Rev period Revenue has increased by £3,822.70 from December 2024 to December 2025. This is £45,000 increase per year, over 10% increase which is awesome  
   

• Average customer value at £171.30 is the second highest on record. We are aiming for this to be over £200 in time 

Concerns

• Sq.ft moved out at 2,430 is 385 higher compared to December 2024.
   

• Net sq.ft result at negative 410 is 60 sq.ft. more compared to December 2024 & is the 3rd time in the last 4 months we have finished negative sq.ft.
   

• Average insurance sold to new customers at £4,703.7 is below the target of at least £6,500.
   

• Churn rate remains high at 15.16 % and has increased by 3% from last month.
   

• Actual cost of advertising for PPC Google per move at £261.49 has decreased by £2.13 from last month but remains at a high level.
   

• True Period Revenue down by £146.54 from November to December, most likely due to the occupancy decreasing.

Actions

• Look at the insurance sold to new customers – was the low level due to small unit size move ins, self-insured customers or under insuring from our sales?
   

• Look at the reason for move outs, offer leavers offer (1/2 price off next invoice) when customers give notice?
   

• Ensure sales calls are being made at different times to keep contact made levels high. Can we improve on 60%.
   

• Target of 30% conversion rate & to finish positive sq.ft. – January 2024 we finished negative 100 and had a 24% conversion.
   

• Increase prices on units with low availability.
   

• Look into PPC cost 
   

• Try to get average customer value up to £200
