Let’s break down the latest numbers from the 2025 industry report —and what they mean for your investment outlook.

 


Over the past decade, UK self storage occupancy has followed a clear and compelling story:

  • In 2016, occupancy stood at 73.9%.

  • Steady growth pushed it to 77.2% by 2018.

  • The pandemic sparked a surge, peaking at 83.3% in 2021.

 

Since then, we’ve seen a “return to normal,” with occupancy settling at:

  • 80.0% in 2022

  • 75.9% in 2023

  • 75.1% in 2024

  • 74.5% in 2025 (current lettable area basis)

This suggests the market is stabilizing at a healthy, sustainable level—right in line with pre-pandemic norms.

 

What’s Behind the Numbers?

  • Mature Stores Shine: Established stores (no expansions in the last four years) are holding strong, with occupancy rising to 79.6%—a positive sign of underlying demand.

  • New Supply, Healthy Competition: The gap between all-store and mature-store occupancy reflects new facilities entering the market, which naturally start with lower fill rates but support long-term growth.

  • Regional Standouts:

    • West Midlands & Wales leads the way at 84.6% mature occupancy, showing robust demand.

    • Scotland follows at 83.4%.

    • London, with its dense supply and competitive market, sits at 77%.

 

Revenue and Strategy:

  • Pricing Adjustments: Revenue per square foot dipped 5.4% to £27.40, as operators focused on keeping occupancy healthy—even if it meant easing prices. This shift from “yield over volume” to “volume protection” is a really smart, proactive move in today’s environment IMO.

 

Self storage is settling into a new, stable normal. With strong performance from mature stores, smart pricing strategies, and regional bright spots, the sector continues to offer reliable opportunities for investors who value resilience and adaptability.
