Me and the team have been looking at some new sites and a couple of acquisitions of late …

Hopefully we will have something to tell you next week

I promised Gary (COO) that we would have at least 13 sites by the end of 2026

Hahah … That’s 7 sites I need to open …

We do have 4 at heads of terms so I only need to find or buy 3

I don’t think finding them is the problem … Finding the cash is gonna be the problem 💸

  • 10 reservations which is 4 more compared to December 2024.
     

  • Conversion rate at 30.30% is the second highest since June 2024 & is up by 10% compared to December 2024.
     

  • Contact made from quotes was 63.64%.
     

  • Sq.ft. moved in at 710 is 420 more compared to December 2024 & is the highest amount of sq.ft. moved in for December on record.
     

  • Sq.ft occupied increased by 935 from December 2024 to December 2025- 6,345 to 7,280.
     

  • True Period Revenue has increased by £2,321.07 from December 2024 to December 2025 – from £16,926,41 to £19,247.48 .This is around £30k extra revenue each year 
     

  • Sq.ft. occupied has increased by 935 from December 2024 to December 2025 from 6,345 to 7,280.

 

Concerns

  • 33 quotes – this is 3 more compared to December 2024, however we would have expected this to have increased by a higher amount.
     

  • 33 is also 24 less than November which is a significant drop even for December and this is the first time since December 2025 we have not reached at least 40 quotes.
     

  • Sq.ft. moved out at 1,490 is the second highest amount of move outs during 2025 & is 1,065 more compared to December 2024.
     

  • Net sq.ft. result of negative 780 is the lowest net result since December 2022 & is 645 more compared to December 2024.
     

  • Churn rate at 18.49% is the highest rate since July 2025 & is 12% higher compared to December 2024.
     

  • Insurance average sold to new move ins at £6,285 below target of £6,500.

 

Actions

  • Monitor quote levels to ensure they are not decreasing, check with Digital first- January 2025 we had 55 quotes, we would expect to achieve a higher amount this January.
     

  • Look at reason for move outs
