Highlights

• Sq.ft. moved out at 10,765, this is 2,245 less than last month & 1,100 less compared to February 2025.
   

• Sq.ft. total occupied at 101,395, this has increased by 13% from February 2025 to February 2026.
   

• Average insurance sold to new customers above £7,000 at £8,617.00.
   

• Churn rate at 10.55%, although is just above 10%, this is down by 2% from last month and is the lowest figure since December 2024.

Opportunities

• 462 quotes, which is down by 127 from last month & is 63 less compared to February 2025.
   

• 127 reservations, which is 34 less than month but is up by 21 compared to February 2025.
   

• Conversion rate at 27.49%, this is up by 0.16% from last month but is down by 0.70% compared to February 2025.  
   

• Sq.ft moved in at 10,265, this is 3,650 less than last month & is down by 3,010 compared to February 2025.
   

• Net sq. ft. result of negative 500, February 2025 we finished positive 1,410 & we have now finished negative 4 times out of the past 5 months.
   

• Average customer value at £169.38, this is down by £31.89 from last month and is the lowest figure on record.
   

• Contact made from quotes below 60% at 53%.
   

• Cancelled reservations at 18.11%, this is the highest since August 2025.

Actions 

• Monitor quote levels – speak to digital first to identify any reasons for the drop in quotes- March 2025 we achieved 585 quotes, as it stands, we are going to hit around 514.
   

• Investigate and identify reasons for cancellations.
   

• Investigate and identify reasons for customers not booking as we need to improve conversions to at least 30%, speak to the team about new ideas for follow ups, for example more personal txt messages, what’s app videos which show the site, new follow up emails,  should we change the amount of calls or when we call, any methods to improve contact made levels, which will then improve conversion rates, increase the move ins levels and the revenue.
   

• Increase street rates/change offers on units with low availability.
   

• Create videos on social media on a regular basis.
   

• Discuss increasing insurance minimums or increase insurance prices to help drive revenue.
   

• Hit a conversion rate of at least 30%.
   

• March 2024, we finished positive net sq.ft. of 4,675, can we achieve a similar result.
