Yesterday marked the opening of our 5th self storage site in Mansfield 🎇 It couldnt have gone better …

…. We have over 2,000 Sq Ft moved in, we have more to come this week …. and ….. we did 4 reservations at Mansfield today!

My 6 figure mistake ….

Lets talk about one of the many mistakes I have made with Mansfield 🫣😂

Last week I had a meeting with Janus … They are the shop fitters we used ✅

They were doing the usual handover, showing me around the site, what they had done, checking everything and going through what needed to be done in the final few days ✅

Great everything looked awesome and I was very impressed, they even finished the shop fit on time … Which was especially impressive considering the issues we had with gas pipes 

(Long story…. Again a mistake I made haha spot the trend??? 😂)

Ok on the mistake ive made with the shop fit ….  

The corridors are 1500mm wide 😲

Yes that does seems to be the trend at the minute in self storage to make the corridors 1500mm wide … 

On the plus side it does make handling trollies easier for customers as the corridors are wider 

BUT the downside is your lettable area is reduced 🤔

Ultimately I need to improve my attention to detail …. It something ive suffered with my whole life 😂😅

I think “that will do” in a lot of instances and to be honest it won’t! 

When Janus did the unit selection I made some changes but I didn’t analysis the smaller details such as corridor width … I should have!! 

Not because Janus made a mistake … they didnt 1500mm is standard! … But because in my opinion we could easily get away with 1350mm 

Going with a corridor width of 1350mm would then mean a larger lettable area … which means higher revenue … which means higher profit … which means a higher exit price 

This one mistake could cost me 6 figures when we come to sell (if we sell) 

The devil really is the detail 😈

My take away here is … We are always learning, always bettering ourselves … We have to admit when we make mistakes … If we dont take responsibility we cant and dont improve!

Surly improving ourselves is what its all about ❤️
