Low Reservations ... Low Move Ins

Happy Monday Store Nation,

Rough week for the conversions and we were down on the Sq FT as well 🥺

Like always …. Theres some sites that preformed well and some that didnt

I am however expecting a MASSIVE week ahead ….

We have loads and loads of quotes in our pipeline and I expect the reservations to be BIG this week … No pressure team 😂

Right on with it ……

Here’s the headlines for last week -

• 128 Quotes

• MINUS 100 Sq Ft For The Week

• Reservations so far this week = 25

• Res to Quotes Conversion = 20%

• Move ins this week = 24

• Move Ins to Quotes Conversion = 19%

Willerby

Positives

• 38 enquiries – over 5 a day

• 15 move ins for 1315 sq ft, finished marginally up for the week by 15 sq ft

• Average insurance above target at £6916.67

• Forward Move Ins 100%

• Quotes to new move ins 31.58%

Concerns

• Conversion rate 21.05%

• 17 move outs for 1300 sq ft

• Average packing sales at £8.00

• Only 4 moves in due next week for 360 sq ft, with 5 move outs due for 570 sq ft, projected to be 210 sq ft down

• Store occupancy 76.71% - below 80%

Clough Road

Positives

• 48 quotes! Nearly 7 a day

• Up 50 sq ft for the week

• Due to be 200 sq ft up next week with 275 sq ft due in and 75 sq ft due out

Concerns

• Poor conversion rate at 16.67%

• Conversion quotes to move in really low at 6.25%!

• Only 8 reservations

• Only 275 sq ft moved in

Mansfield

Positives

• No real positives this week for Mansfield unfortunately – something needs to change.

Concerns

• Only 20 quotes – lower than expected but becoming the norm

• Only 3 reservations

• 15% conversion rate

• 20% quotes to new move ins

• 525 sq ft in, 735 sq ft out so down 210 sq ft for the week

• Average insurance below target at £5,500

• Below 60% occupancy at 58.61% (however this does include 1600 sq ft we haven’t received yet, 10 x 20ft containers)

• Only 410 sq ft due in this week and 645 sq ft due out so projected to be 235 sq ft down

Wrexham

Positives

• Similar to Mansfield, no real positives at Wrexham this week

Concerns

• Only 9 quotes, this is also becoming a trend, high quotes everywhere but Wrexham & Mansfield

• Only 2 reservations

• Conversion rate 22.22%

• Only 210 sq ft moved in, 415 sq ft moved out, 205 sq ft down for the week

• Only 75 sq ft due in next week and 435 sq ft due out, projected to be down 360 sq ft next week

• Average insurance at £5,000

Beverley

Positives

• 13 quotes – a strong week for Beverley

• 4 reservations

• 30.77% conversion rate

• 400 sq ft in, 150 sq ft out so up 250 sq ft this week

• Due to be up 80 sq ft next week

• Average insurance above target at £8,333.33

• 86.38% occupied – getting closer to 90%

• 100% forward move ins

Concerns

• Quotes to move ins slightly low at 23.08%

I think it is crucial to know where your reservations are coming from.

This data shows me at what stage of the process the reservation is made … Have they booked online or at what stage of my follow up process did they book.

This helps me see what part of the follow up process is working and do we need to change it

For those of you who don’t follow up more than once, you are leaving money on the table!!
