Self Storage Tip - 💡 💰 🤑

I get asked a heck of a lot about what I look for in a new location 

I think it’s fairly simple …. This is how I think about it 

YOU HAVE TO STAND OUT IN SOME WAY >>> YOU HAVE TO BRING SOMETHING TO THE TABLE THAT NO ONE ELSE DOES >>>> 

YOU HAVE TO HAVE A USP! Do you have a competitive advantage?

It could be any of these - 

  • Location … 
    Can you out-position the current competition?
    If so that’s a USP  

  • Is the Area Under Serviced?
    Currently in the UK its 0.78 Sq Ft per person (don’t forget to add in the Sq Ft you will be bringing into the market) 
    If so that’s a USP … but that USP can’t be defended like the others … That USP could and probably will erode with time

  • Quality Of Your Site 
    Is the site higher quality than the others in the area ie app based locks, quality of shop fit 
    If so that’s a USP 

  • Offering
    Do you have an offer that no one else in the market has? IE Free Van Hire 
    If so that’s a USP  

  • SEO 
    Are the competition been outranked by Facebook pages (yep does happen) and aggregators 

    If so that’s an “IN” for you and an opportunity 

  • PPC 
    Is there competition for self-storage keywords in the location … If not again we have an opportunity and something we can work with 

  • Technology
    Are the current competition utilising the latest technology? IE Nokey, Online Bookings etc 

  • Security 
    Are the other companies monitoring their CCTV, Do they have Motion Sensors in the rooms, DO they have Heat Detection 
    I personally don’t think this is a reason on its own to open but it’s certainly something that’s nice to have other your competition 

  • Website 
    Do the competition have a good-looking website, have they invested in their website, do they have videos on the website, testimonials etc 

  • REITS IE BIG COMPANIES … The Nationals 
    Are you competing against the bigger companies? Remember they have deeper pockets than you. 

    Whoever can hold their breathe longest in business usually wins … They can hold their breathe longer than me. 
    I will take a bigly on if I have to, but it’s certainly an advantage if I don’t have to 
    I’d rather take on independents than the nationals 

I’m not saying it can’t work without one of the competitive advantages above BUT it certainly will be a lot harder 

I personally would wait until I found a location that could tick at least one of these boxes …. I promise there is LOAAADDSS of opportunities out there
