Julys Monthly Round Up - There's SHOCKS 👀

Im writing this newsletter at 10.08pm parked up for the night in a Farm Shop service station (nicest services ever!!) with my caravan hitched on the back! …. The high life ah 😎

All joking apart im heading down to Devon with the wife and kids for 10days … Can’t wait

Ok so on todays newsletter … I just wanna touch base regarding Julys numbers for each site -

Willerby 

Over 1,000 sq ft up … Conversions are awesome and churn is coming down. BIG TICK ✅ Great Month

Beverley

Lost nearly 400 Sq but still around 87% full … A site to keep an eye on 👀 

Clough Rd

This is a tough one to quantify … On one hand its been an amazing month because the revenue has been awesome (but revenue is a lagging indicator meaning its based on historical results ie Julys been a good month because of the results previous months)

On the other hand its been a very poor month because of the Move Ins and Conversion Rates ….

Move Ins are very Low and Conversions have been shocking, just a 15% conversion rate … Compare that to Willerby at 30%. There’s a huge difference

Definitely have to rate this with the eyes!! 👀 One to keep an eye on

Wrexham 

As we know its been slow at Wrexham but I feel like we are turning a corner … We have a great conversion rate at Wrexham in July … 33% 👏

In fact Wrexham had the highest conversion rates of all the sites …. I know, I know … Im as shocked as you haha 😃

Another thing to note is the fact we have introduced Insurance to every customer in July … That’s created £1,300 extra revenue! ….

…. And only 2 people have complained about the insurance increase ✌️ … Lesson there for everyone!

This is so simple but so true!

If you want to know if there’s demand in an area you check the prices of the current operators … Simples!

We did this recently for a potential site 🤫

The only thing I would add is this will only apply to the big boys (small independents may not have the revenue management in place) …

You know for certain they have a revenue management system in place …

So if the price is high they have little or no room available 🤔

Smaller independents are likely to have less of a rev management system in place.

We do exactly the same …

The more units we have available the cheaper the price and visa versa

High rates = No occupancy ❌

Low Rates = Occupancy ✅
