Self Storage Tip 💡 💰 🤑

This is one of my favourite monthly reports! 

I LOVE seeing the Sq Ft Rate (Price Per Sq Ft) 

This is one of the most important metrics to track

It’s very simple to work out …

Monthly Revenue ÷ Occupied Sq Ft ÷ Amount Of Days In Month X 365 = Price Per Sq Ft 

EXAMPLE:

Beverley

16,544 ÷ 6,205 = 2.66

2.66 ÷ 31 Days in Jan (Some people just multiply by 12 here BUT that’s not accurate) X 365 = £31

Please note there’s insurance included in the revenue

Let’s go through these 1 by 1 …

Beverley

Price Per Sq Ft = £31

That’s AMAZING for an outdoor site. They are incredible units though! 🥳

Willerby 

Price Per Sq Ft = £31

Again I’m happy with the price per sq ft … just need to increase the occupancy now 

Mansfield 

Price Per Sq Ft = £9.75 

This is low BUT most people are still in the half price offer

The strategy is to focus on occupancy first and then focus on rates 

This will double in the next few months

Wrexham 

Price Per Sq Ft = £21.80

This is a lot better than it was when we first took over … Again this will continue to improve and I think it will steady around the £25 mark 

Clough Rd 

Price Per Sq Ft = £26.55

To be honest given the location and demographics I’m happy with the rates

We are actually exceeding expectations 

We need to focus on the occupancy in the coming months
