Highlights

• 16 reservations which 1 less than last month but is 6 more compared to February 2025.
   

• 41% conversion rate  which 11% higher than last month & 26% higher compared to February 2025.
   

• Sq.ft. Moved in at 1,625 is up by 545 from last month & is 580 more compared to February 2025. 
   

• Sq.ft. Moved out at 895 is 145 less than last month, however, is still 270 higher compared to February 2025. 
   

• Net sq.ft result of positive 730, this is up by 690 from last month and is 270 higher compared to February 2025, we have now finished positive sq.ft. 6 out of the last 7 months. 
   

• Total sqft occupied second highest ever at 8,050, this is an increase of 14.67% from February 2025 to February 2026.  
   

• Average insurance sold to new customers was £7,705, above the £7,000 target. 

 
Opportunities

• 39 quotes, which is 19 less than last month & down by 24 compared to February 2025. 
   

• Contact made from quotes below 60% at 56%.
   

• Cancelations above 10% at 12.50%. 
   

• True Period revenue increased by 7.81% from February 2025 to February 2026 which is under the 10% mark. 
   

• Average customer value at £199.06 is down by £36.00 from last month, is down by £6.09 compared to February 2025 and is the lowest figure since February 2024. 
   

• Churn rate decreased by 2% from last month, but is still over 10% at 12.23%.  

 
Actions

• Google ads now turned off, track the level of quotes to ensure this was the correct decision as quotes are down, March 2025 we received 63 quotes , as it stands, we are only on track to hit 38 quotes. 
   

• Investigate the cancelations to ensure the correct booking process is being followed.
   

• Design and order a free van sign that can be put outside at Beverley, for example near sensor pad on the inside of the gate. 
   

• Remove ½ price offer from 160 sq.ft. Ground floor units and reduce offer on 60 sq.ft. 1^st floor units from 8 weeks to 4 weeks, can we also increase the street rate on the 60 1^st floor units.
