Soooo … While I was away, our South Shield site made the news ….

Itssss a MASSIVE site (2.2 acres) …. for those of you who dont know, it’s positioned next to a KFC, Tesco and McDonalds.

Ive had my eyes on this site for literally 4/5 years … I cant wait to get this open May/June

Highlights

  • 43 quotes which is 12 more last month, 8 less compared to January 2025, however January 2025, we were running Google ads, for January 2026, they were turned off.
     

  • 8 reservations which is the same as last month and 1 less compared to January 2025, with no Google ads running and low availability this is a positive result.
     

  • Conversion rate at 18.60 %, although this is less than 25%, we have had limited number of units to sell as we started the month at 92% occupied and finished at 95%.
     

  • Contact made from quotes at 65.12%, down by 2.58% from last month, but still above 60% .
     

  • 0 % cancelled / expired reservations which is the 4th  month in a row we have had 0%.
     

  • Sq. Ft. moved in at 1,640 is 600 more than last month,  is down by 120 sq. Ft. compared to January 2025, however, at the start of January 202,5 we were 78.72 % occupied, compared to 92.82% in January 2026, which means we had less units available to sell/move in during January 2026.
     

  • Net sq. Ft result of positive 480, is the first time in 3 months we have finished positive and with moving out 1,160 sq. ft. this is a great result.
     

  • Sq. Ft. occupied at 14,960 is the joint highest occupied we have been since we opened & occupancy has increased by 7,600 sq. Ft. since January 2025.
     

  • Percentage occupied at 95.60% is the second highest since we opened and the highest figure since we added the additional sq. Ft. in March 2025.
     

  • Churn rate increased from 7.60% in December 2025 to 8.82% in January 2026 but remains under the 10% mark.
     

  • Average customer value at £174.50, this has decreased by £2.68 from last month but is still the second highest figure since we opened.  
     

  • Average insurance sold to new move ins above £7,000 at £7,750.

 

Opportunities

  • True period Revenue decreased by £63.70 from £15,768.51 in December 2025 to £15,705.17 in January 2026.
     

  • Since February 1st  occupancy has dropped to 92.05%, with a further 960 sq. Ft. on notice to vacate
     

  • 840 sq. ft. available to rent.
     

  • Sq. Ft. moved out at 1,160 is 40 sq. Ft. more than last month.

 

Actions

  • Discuss increasing minimum insurance on 160 sq. Ft. from £7.000 to £10,000, this would help increase revenue, for example for 10 customers this would generate an extra £780 per year.
     

  • Push for 25% conversion as we now have enough units available to rent & more units becoming available, if we are not reaching this target then investigate the reasons why customers are not booking.
     

  • Investigate move outs to identify trends and understand reasons for moving out. Proactively addressing any areas that can be influenced.
