2 ways to find a Self Storage facility 

• Location / Area first … Then Site ✅

• Site First …. Then Location / Area ✅

Today I will talk about Location First and tomorrow we will discuss Site First -

I can’t lie …. 

This is my guilty pleasure … Sad I know 😳 

But I LOVE IT!!! 😍

I open up my laptop and start searching areas of interest 

IE Irvine (Yes Irvine was on my list of areas)

I start by having a look at the population ….

Then I search how many self storages are in the town 

I then can gauge if the town / City is under serviced 

I then do a deeper dive and look at all the facilities in the area ..

Asking -

• Can I improve the offering?

• Can I out position them

• Are we better operators 

• How good is their sales process 

• Will my website outrank there’s 

• PPC … How good are they at targeting 

• Are they full 

Its almost like a self storage audit 

Obviously there’s more to it than that but you get the idea

If the area IE Irvine passes my criteria it then goes on my “Hit List”

Hit list’s are areas that I believe are under serviced and would make amazing self storage facilities   

I think I have around 25 on my hit list at the minute 

Ha and NO my hit list is not in the course … Sorry 🥸😂

Once you have the hit list you then have to find a property …
This is the painstaking bit … 

Its frustrating work and you have to patent but its all part of the process 

So to find a property or land I create relationships with local agents 

I make it very clear what im looking for and ask them to contact me if something comes up

I also say I have a £1,000 finders fee … I want them to be motivated 

I check in with the agents maybe once a month … I want them to know im serious 

I then do my web searches with different platforms 

If im serious about an area I check in 3ish times a week (only takes a few minutes)

Finding the right site takes time 

Most of your work never pays off 

Its endless calls and endless searches that lead to loaddssss of dead ends … The Sexy Side Of Storage 😂

Most people give up … BUT that’s why its so rewarding when you find a site like a Mansfield
