As many of you will know the Clough Rd landlord never wanted me as a tenant …
He normally only deals with Gregs, Starbucks, Costa, Burger King etc Blue Chip companies … Obviously I aren’t at that level …. Yet 😆
I kept pestering and pestering the poor agent to set up a call with me and the landlord …
He wouldn't! The reason was he didn’t want to waste the landlord’s time … He knew his criteria … Blue Chip Companies (ie not me)
So id thought id share with you the email that finally got sent on to the landlord and ultimately set up a call between us … The rest as they say is history
Moral of the story … Don’t give up, no isn’t a no! Its just a no for now 💪

Me again ... I know you love the attention :-)
As you obviously know I am very interested in Clough Road and believe I would be the perfect tenant
As we all know the world has changed in the last 12 months, I know your client wants a blue chip company as a tenant but in the world we now live in there is no guarantee the Blue Chip companies will perform well.
A lot of companies are playing defence at the minute and not looking at expanding (ie not playing offensively), this could mean that you are sitting on the land for some considerable time, losing revenue
I feel guilty saying this (my family are in the wedding industry so I know the devastation Cvid 19 has caused to businesses), Self Storage has blossomed in these uncertain times and there is so so much further growth in this industry …
It’s an industry booming with or without Cvid 19. I hate to say a business is recession proof but what I will say is the self storage industry is recession resilient …. The beauty of self storage is no one customer makes up more than 0.02% of your overall revenue. Which gives you a stable foundation
I’m willing to move as quickly as the building can be built, we have the funds in place for the shop fit and willing to make significant investments in your property to make it the most technologically advanced self storage facility in the area.
I want to underline that I know the area, I know the competition and I understand the industry. I know that Hull is currently under serviced for storage space. Other facilities in the area are 90% plus full and I have a facility less than 5 miles away that is 87% full (anything over 85% full is classed as a full store in our industry). There is the demand for this new site.
I’ve attached our P and L for the last 3 months (Oct Nov and Dec 2020) for Beverley 24 Hour Self Store Limited, please keep in mind Q4 is always our worst preforming quarter of the year.
I have also attached a short video showing the numbers behind my business plan, hopefully this will give you confidence in us as tenants
Here is what I’m proposing -
£8 per sq ft
20 year lease, 10 year breaks
9 months free
Mezzanine included
Rent paid monthly in advance
It won’t be without risk for us either as we will be investing over 500,000k on this location
The lease would be under Beverley 24 Hour Self Store Limited. This company has been operating for over 8 years and is very profitable
Discussion points -
Can we design the building ie 12,000 sq ft and a different shape … Rectangle would be ideal
Can we position the building closer to the road? This would give us greater exposure
What height are the eaves? At 7.2 metres it would allow 3 floors
I would love the opportunity to talk to the landlord via Zoom at some point. I totally understand that he wants a national company as a tenant but if you could convince him to take the call I think I can convince him to take me as a tenant :-)
