Self Storage Tip 💡 💰 🤑

I got asked a very important question by Ricky Williams on Linkedin 

What did you or are you doing differently to Mansfield to be smashing 9 months ahead of plan?

My immediate answer was … 

I don’t actually know 🤯

 

Ha, but I realised that wasn’t the answer he was looking for ….

So I thought about it and for the last week I’ve been making notes 

Here’s my answer … Ha, my actually thoughtful answer 😆

 

There’s a number of things we have done differently (I’ll make a list below) but the number 1 reason is …

We have a very clear pricing strategy that we didn’t have in place when opening other sites. 

Massive shout out to Fred (Hold Self Storage) for this strategy 

We focus on occupancy, once we hit a certain level of occupancy we will then focus on revenue

But for the moment it’s all about occupancy! 

 

Obviously, it can’t be all down to a pricing strategy, there’s a number of other major factors that I’ve listed below …

  • Great Location 📍

We will NEVER be out positioned!

  • Sq Ft Per Capita is low 👀

When we entered the market the Sq Ft Per Capita was under the national average  

  • Competition were nearly full 💡

Simple checks in the area told us most sites were nearly full 

  • Low SEO competition

I knew based on the website rankings I could outrank most of the others in the area, so that was another good signal we would do well

  • We invested in signs for the first time 💰

We had a great position so I wanted to make the most of it by having amazing signs 

To be honest I copied The Storage Team 😂 

Their signs are awesome and I wanted ours to look the same

  • Leaflet Drop 📝

We spent a small fortune sending a leaflet to all of Mansfield 

  • SEO Expert ✌️

We invested in a SEO expert and immediately ranked 2nd on Google organic listings 

  • PPC … Shout out to Laura Mox and her team! 🥳

We have more confidence investing in Google now so we have ramped up the spending on the PPC front 

Last but not least we started marketing before we opened … Our PPC campaign went live 1 month before we opened and the Mansfield landing page was live 6 months before we opened …. This helped us rank 2nd when we opened

 

I think that’s about it! I’m sure there’s more but that’s pretty much all I can remember for now.
