Self Storage Tip 💡 💰

Container Storage is BOOMING 🚀🚀🚀

I know some people in the self storage industry don’t like container storage … But I disagree, I love it!

IMO, there’s a place for all types of storage …

Some customers ie builders may not want to use an indoor facility … dragging their tools in and out the facility, loading and unloading trollies (ha and to be fair the indoor facility may not want those customers).

It’s much quicker and easier to use a drive up container … they can handball their tools in and out, simples!

Here’s my pros and cons of container storage ….

PROS

➡️ Cash flows quicker than indoor

➡️ Churn Rate is very low with the average customer staying nearly 40 weeks. 🙃

➡️ You can expand as quickly as your cash flow allows … you can buy one or a 1000 containers (haha ok maybe not a 1000 but you get the point)

➡️ Setup costs are less … this can be a negative as well, see “saturation” in the cons section

➡️ Your indoor storage car park could start generating cash if you placed containers there

➡️ Running costs are very low …

➡️ Customers on the whole don’t mind storing their belongings in a outside unit

CONS

➡️ Rental rates per sq ft are still very low 😩😡

➡️ There are some rubbish container sites and people believe this can give represent storage in a bad light …. But there are some terrible hotels ie 1 or no stars but that doesn’t effect how we think about Hilton Hotels

➡️ Low barrier to entry … means this could become a commodity and therefor a race to the bottom … But on the flip side it’s your job to make your units standout.

➡️ Saturation, more and more sites are opening which means it’s becoming more competitive …. but guess what, that’s business.

Self storage has had it too easy for too long …. You could be a terrible business owner and make very good money in self storage in years gone past.

The more competitive the industry becomes, it allows us to see the good operators from the bad operators. Just like in any other business.

Conclusion 🤔🤔

Like it or not Container storage definitely serves a purpose in the industry …

All we have to do is look at the stats, the stats aren’t just saying customers like outdoor storage they are saying they LOVE outdoor storage.

It’s not about our opinions and what we like, it’s about the customers.

We have to listen to what they want and meet them there

Let’s not be storage snobs and embrace the container movement!
