Howdy from Devon … I finally got in the outside pool yesterday … It was freezing and the sun seemed to be hiding from us 🥶 But we are having an awesome time nevertheless 👏
Its been a pretty good start to the week … 4 reservations and 5 move ins. Can’t be bad ..

I get a lot of questions about my 1st manless facility - Clough Rd
Most of the questions are regarding finance and where the money came from
In todays newsletter im going to give you the full breakdown for -

We’ve been open now for 19 months and im over the moon to say Clough Rd is fully paying itself 🥳

I know what your thinking …. That’s a shit ton of debt 😱 and your right …
The site was just about built solely on debt 🥸
Fixed Costs (the bigger costs)
£9,761 Rent
£1,750 Rates
PPC = £2,500
PPC Management = £650
Electric - £550
Total = £26,106 (With loan repayments)
Total = £15,211 (Without loan repayments)
Revenue = £28,000
Please note - Yes there are some staffing costs associated to this site BUT I haven’t included them because we didn’t employ any extra staff for this site. We simple had the phone calls diverted to our Willerby office
The revenue above is based on Julys revenue and that will keep increasing month on month until maturity
In less than 4 years the site will be debt free 😅
At maturity I expect the site to be netting between £25k and £30k a month (not including finance repayments)
At £25k a month profit the yearly profit will be £300k
That’s a NET margin of
62%
Profit (£300,000) Divided by Revenue (£482,532) x 100 = 62% 👏
Even though the facility is surrounded by a lot of competition its been a MASSIVE success
I think its an obvious statement but MANLESS FACILITIES WORK! 💰
