My Clough Road Site 2 Years On
It’s Clough Roads 2 Year Birthday Today …. Whooopppp Whoopppp!!!
So I thought I’d take the opportunity to look back at the projections I made and see how the site is performing now 👀
Here’s the headlines after 24 months
SQ FT
Projected Sq Ft Occupied - 14,025
Actual Sq Ft Occupied - 12,205
Difference - Minus 1,820 ❌
Conclusion - We did hit 14,000 Sq Ft Occupied in November … But had a really bad last 6 weeks of the year
The area was more competitive than I expected
REVENUE
Projected Revenue - £26,881
Actual Revenue - £27,726
Difference - Plus £845 ✅
Unbelievably close to what we projected
NET PROFIT
Projected Profit - £12,457
Actual Profit - £13,213
Difference - Plus £756 ✅
This is a tough one to work out at the minute as a lot of the costs are swallowed up by our head office costs … But I’ve done my best to be as accurate as possible (We’re in the process of making each site its own company and completely separating the costs)
IMPORTANT TO NOTE … This isn’t taking into consideration the repayment of the loans … So it looks good on paper but that’s not what are cash flowing each month.
CONCLUSION
It’s a very competitive area and I think that I underestimated that fact if I’m totally honest with myself
Clough Rd was our first manless site, and whilst there’s been teething problems it’s been a massive success on that front!
The backend of 2023 was a bit of a blood bath for us and had an impact on revenue and Sq Ft
The site is netting around £160k per year and I expect this to hit around £300k net profit in the next couple of years
Overall it’s a very good site, great location and I can only see the site improving
