Self Storage Tip💡 💰

So yesterday I spoke about our 7th site that’s under Heads Of Terms

Today I am going to speak about the money that goes in to opening a self storage site

The Capital Expenses (set up costs), Asset Repayments, Mortgage Repayments, Basically every cost

 

Why I am doing this … Because I don’t think people talk about money enough

I think people are held back from opening a self storage site because of money BUT I want to show you it doesn’t cost the earth 🌍

I wish there was content available like this when I was starting up … It would certainly of stopped me making some silly mistakes 🤪

 

I am going to be purposely a little vague with the amounts … I don’t want someone to find out where the site is and beat me to the punch …

I know you awesome people wouldn’t do that 🤪

Right, so let’s start with the Cap Ex costs -

  • Planning

  • Signs

  • Grounds Work

  • Planning

  • Solicitor Fees

  • Utilities

  • CCTV

  • Lights

  • Access System

Total = £45k (You can asset finance a chunk of this if you needed to)

 

Right, on to the projections -

Below are my fixed costs

  • Mortgage

  • Rates

  • Utilities

  • Adds

Repayments of asset finance (We will be buying containers 10 at a time and then we don’t have to make a payment for 4 months)

Total - £10k Per Month

It will take us 10 months to be cashflow positive according to our projections (we will beat these though I’m sure)

 

Our total negative cashflow for those 9 months will be £28k

Our total cash outlay will be £73k

The site will cashflow around £25k in the early years (Like I said I think we will beat this)

So that’s a 34% cash on cash return ….

 

Not going to get me rich but that does include paying off the mortgage and containers

And not to mention the capital appreciation as well …

Because it’s an Op Co Prop Co the value will increase. 📈

I can then leverage that appreciation for other sites

So that’s it in a nutshell …

 

Remember you don’t have to be a multi-millionaire to open a self storage
