Ever wondered how you’d build a business worth £50 million?

Well, here’s my plan—and yes, I feel a bit douchy writing this 🫣 (and yes, “douchy” is definitely a word 😂).

P.S. I honestly believe I’ll exit for much more than £50 million, but let’s keep it humble(ish) for now, haha.

Right, We Start With the End in Mind

In self storage, high multi-site operators can expect sales multiples between 8 and 12 times EBITDA (leasehold).

The more sites you have, the higher the multiple.
Yes, I know there are loads of factors—don’t come at me, bro! This is back-of-a-napkin math ok.

• End goal: £50 million exit

• Required EBITDA: £5 million

• Revenue-to-EBITDA ratio: Let’s play it safe and say 50%

• So, required revenue: £10 million

• Which means: £5 million in profit

Destination marked: £10 million in revenue. Simple, right? 🤪

Where Am I Now?

Here’s my projected mature site revenue (roughly):

• Willerby: £1.2 million

• Clough: £600k

• Bev: £250k

• Glasgow: £250k

• Wrexham: £400k

• Mansfield: £800k

  Total revenue: £3.5 million

  Total profit: £1.75 million

The Gap

• Revenue shortfall: £6.5 million

I’ve got 4 sites at Heads of Terms—combined turnover will be over £2 million (let’s call it £2 million for now).

• New total revenue: £5.5 million (fingers crossed!)

Still, £4.5 million short! 🧐

How Will I Plug the Gap?

Two options:

• Open more new sites from the ground up

• Acquire existing sites

Over the coming years, I’ll be using a mix of both—and I’ll be documenting the whole process 👏

P.S. I’m not 100% saying I want to exit at £50 million—I genuinely love the business game and want to see how far I can take it! 😄
