Highlights

• Reservation conversion at 29%.
   

• Only 1 cancelled booking (5%), down from 3 cancellations (10%) in the same period last year.
   

• Churn rate improved to 10%, down from 17% in December last year but still needs to be below the 10% mark

Opportunities

• Contact rate at 53.16% (42 contacts from 79 enquiries). Low and needs improvement
   

• Google spend down from £2308 December last year to £1472 this year, cost per move in too high at £105
   

• Move-ins totalled 20 units at 1,685 sq ft, down from 33 units at 3,656 sq ft last year (-53.9% sq ft year on year). This is a big concern and we need to focus on why 
   

• Move-outs totalled 21 units at 2,105 sq ft, resulting in -420 sq ft net for the month.
   

• Total enquiries at 79, down from 120 in the same period last year (-34.2%). This needs improvement.
   

• Move-in conversion at 26.58%, up from 25% in December 2025 but lower than target of 30 %
   

• Average insurance value £4,725, down from £5,716 last year (-17.3%).
   

• Occupancy currently at 73%, with new units imminent.
   

• True period revenue at £38,361.16, only up £345 on November and only up  £5952 (+8.4%) on Dec 24 

Actions

• Review Mansfield Chad data from local advertising and social media activity.
   

• Listen to call from cancelled booking call to identify learning opportunities and coach where relevant.
   

• Review New Year competitor pricing by doing mystery shops and website offers to ensure we remain competitive as new units launch from January.
   

• Agree digital marketing plan with Digital 1st to increase enquiry levels. Internally conversion must be at 30% to maximise additional spend planned.
   

• Maintain focus on speed to contact for all new enquiries, alongside smartly timed call-backs
   

•  Trialling late night calls between 6-8pm
