What a January we are having …. Over 1,500 sq ft up!
I can’t remember another Jan like this ….
I actually thought it was because we are so good at what we do ….
BUT …. NOPE ….

Self Storage Tip 💡 💰
Yesterday we looked at Willerby’s revenue for the last 5 years, today is the turn of Beverley
So a couple of things to note before we dive into the analysis
Beverley was my first site …. So I really did learn on the job … making tons of mistakes haha
Beverley is a very small site, under 10,000 sq ft of lettable space

(All ex vat)
Key things to note -
Similar to Willerby, we have seen a big % increase in revenue in the last 5 years
Between 2020 and 2025, we have seen a 64% increase. There’s no associated costs with this increase, so this rev increase has gone straight to the bottom.
The fact that this is a mature site makes this increase all the more impressive
Between 2024 and 2025, we increased revenue by £29,004
That’s a 15% increase in revenue. That’s just incredible. I am super proud of this number.
When you look at the rent and rates for the site being a combined £24,000 this site is super profitable … Just highlighting you don’t need a massive site to make good money in self storage
Full disclosure, we did do a small 1,200 sq ft expansion (toppers) towards the end of 2025, but that hasn’t really affected revenue just yet … We should see an increase in revenue in 2026 with these toppers
Lastly, I like to look at December's revenue to give you an idea of what to expect the following year
December’s 2025 revenue was - £19,247
Times by 12 (months in the year) - £230,964
So even if we just hit December's figures every month through 2026, then we can expect around a £9,000 revenue increase in 2026. This is a 4% increase
BUT … Obviously, this is based on December's figures …. We will comfortable beat December's revenue figure in the vast majority of months in 2026
