Key Things to note:

• Beverley is our smallest site 

   

• Quotes again were good and consistent. 62 last month, 59 this month 

   

• Conversions to reservations were the same as last month at 22% which isn’t good 

   

• Conversions to Move ins were also poor at 20%

   

• Overall move ins were the best for 10 months at 12 (surprisingly, but I do think that’s because we have been just about full previously)

   

• Sq Ft Moved in was low at 885 … especially given we have lots of extra units now, which we didn’t have in previous months 

   

• 1520 Sq Ft moved out hurt … A lot! That’s our highest ever at Beverley 

   

• 22% churn is ridiculous …. 11% is our average in the 12 months prior 

   

• Net Sq Ft was down 635 … Again, worst ever at Beverley 

   

• Cancelled reservations is really high for us at 23%. That’s one of our highest ever 

   

• Revenue is ok, but I am disappointed in it as we now have more units installed, and we have got finance on these containers

Overall Score - 3/10 

I’m worried about Beverley, to be honest (not in a way where it’s not making money … the costs are only £30k a year and we are taking nearly £20k per month). 

I’m worried about it in a way where I have high standards for Beverley, and it’s fallen off recently and just because it makes good money, it doesn’t mean we should turn a blind eye to the problems. 

Next month I want to see more move ins, better conversions and less churn … That will then have a positive impact on revenue going forward
