Self Storage Tip - 💡 💰 🤑

Mansfield Update -

We’ve been open just over a month …..So I thought id give you an update on how we are doing 🤔

Firstly lets look at how’s it going compared to where we expected it to be 

I do 3 predictions when we open a new site -

Best Case 

Middle Case 

Worse Case 

I do 3 projections because … Im never right haha so I like to plan my cashflows for worse case scenario 

For my projections I base everything around Net SQ FT … From there I can work out Revenue etc 

Here’s my 3 projections for Mansfield after Month one -

Best Case - 1091 Sq Ft Up

Middle Case - 708 Sq Ft Up

Worse Case - 531 Sq Ft Up

Within these projections there is my Rate Per Sq Ft … These vary over the 3 scenarios. 

As we’ve only been open a month its impossible to work out what Rate Per Sq Ft we are getting 

At the 13th December we were …. DRUM ROLE ….. 5,525 Sq Ft Up 

I am over the moon with these results!! 

There is a caveat … One customer is an insurance company and they have taken around 2,500 Sq Ft for multiple customers 

So how does this compare to our other sites when they opened -

Clough Rd After Two Months -  1,250 Sq Ft

Willerby After Two Months - 2,600 Sq Ft

Mansfield After One Full month - 5,525 Sq Ft (Over 6,000 Sq Ft Now)

***Im doing two months as I can’t work out an exact amount for the month ie if we opened on 16th Jan, I only have data for Jan and not the 16th Jan to the 16th Feb … I prob could get it but I don’t have the time 🥸

So what have we done differently …. Not much in all honesty, here’s 3 small things we have done differently -

• Introduced the landing page earlier so Google started ranking it

• PPC started a month before we opened 

• Spent £8,000 on a leaflet from to every house in Mansfiled 

In all honestly I put the great start down to two things -

1 - Location

You couldn’t of hand picked a better location … Opposite the massive Tescos and on the main rd 

2 - Mansfield is under serviced for self storage 

Mansfield doesn’t have many indoor self storage sites and the ones it does have are relatively small and mostly full

Fingers crossed the good start continues 

Based on the figures and what the previous sites have done in 12 months, im going to make a crazy prediction ….

After 12 months I think Mansfield will have 20,000 Sq Ft of space let …… BOLD CALL!! 

If we did anywhere near that I would be dancing in the Mansfield streets 🕺😂
