I hope you guys had an amazing Christmas break and I wanted to take the chance to wish you all a Happy New Year!

I absolutely loved the Christmas break, it had everything …. parties, trips (yes I said trips) to hospital (long story), pressies, laughter and lots of love!

I think the best picture that summed up the festive period was Kai … 10 minutes after getting his drone he got it stuck in his hair 😂

One amazing holiday period 🎅

Ok on to self storage ….. I was worried about 2023 but I’m very BULLISH on 2024 …. I think it’s going to be a very good year in 2024 🥳

In today’s newsletter we are comparing 2022 to 2023 …. Really interesting read! Ha if I do say so myself 😂

Self Storage Tip - 💡 💰 🤑

As we all know in 2022 we were basking in the after effects of CV19 … I did a podcast called “Winter Is Coming” … I wanted to warn everyone that it couldn’t continue

At some point self storage had to regress back to normality … I think 2023 did that

In today’s newsletter, I wanted to compare 2023 to 2022 …. The only problem is I can only really compare 2 of my 5 sites -

Willerby - Opened 2017 … We can compare

Beverley - Opened 2012 … We can compare

Clough Rd - This didn’t open until 2022 … I will show you the difference, but we can’t really compare

Wrexham - We only purchased in Feb 2023

Mansfield - Opened November 13th 2023

Willerby 

True Period Revenue 2022 = £880,454  

True Period Revenue 2023 = £870,018

Difference = Negative - £10,435

Sq Ft occupied at the end of 2022 - 31,945 sqft 

Sq Ft occupied at the end of 2023 -27,955 sqft

Difference = Negative - 3,990 SQ FT

Prediction - I am absolutely positive in 2024 we will smash the Revenue of 2023 …

I predict around £950k revenue! We are much better at revenue management now and I think 2024 will be a better year overall

The % Comparison, THIS IS INTERESTING -

Occupancy Decreased By 12%

Revenue Decreased By 1%

This shows the power of Revenue Management … Just because occupancy goes down it doesn’t and shouldn’t mean that revenue goes down by the same amount!

True Period Revenue 2022 = £158,244

True Period Revenue 2023 = £178,826

Difference = Positive  £20,581

Sq Ft occupied at the end of 2022 - 5740 Sq Ft

Sq Ft occupied at the end of 2023 - 6245 Sq Ft

 Difference = Positive 505 SQ FT

Prediction - I think it will be much the same! Beverley is a mature site and very consistent.

My one prediction is revenue will increase …. I’m expecting £200k

The % Comparison - THIS IS (Again) INTERESTING -

Occupancy Increased By 9%

Revenue Increased By 13%

Again, shows the power of revenue management 😊

Clough Road (opened Jan 22)

Really difficult to compare … You would expect a difference between year one and year 2!

I wanted to highlight Clough Rd because it really does underline our revenue management system we have in place … you will see below, very little growth in Sq Ft but big difference in revenue

Dont get me wrong, you would expect the jump BUT comparing the % increases is above what you’d normally see -

Stripe payments taken 2022 = £151,536

Stripe payments taken 2023 = £298,147

Difference = positive £146,611

Sq Ft occupied at the end of 2022 - 9,775 Sq Ft

Sq Ft occupied at the end of 2023 - 11,690 Sq Ft

Difference = 1,915 Sq Ft

My prediction for 2024 is revenue growth and Sq Ft growth ✅

The % Comparison -

Occupancy Increased By 20%

Revenue Increased By 97%
