We have a bit of discrepancy in the reports …

One report says 12 reservations at Willerby and the other says 11 … For the purpose of the newsletter we’re going with 12 🥳 Haha obviously

Awesome week for Net Sq Ft but not for revenue 🤔

Here’s the headlines for last week -

• 116 Quotes

• PLUS 1,825 Sq Ft For The Week

• Reservations so far this week = 26

• Res to Quotes Conversion = 22%

• Move ins this week = 30

• Move Ins to Quotes Conversion = 26%

Willerby

Positives

• 34 quotes – just under 5 per day

• 12 reservations – much better than previous weeks!

• 35.29% conversion rate

• 895 sq ft moved it and only 385 sq ft moved out so positive week of 510 sq ft

Concerns

• Only 50% forward move ins

• Average packaging sales at £8.94 per move in

• Insurance average below target at £5909.09 per customer

• Only 3 move ins due next week for 325 sq ft and 4 move outs due for 335 sq ft, projected to be 10 sq ft down

• Site occupancy at 71.16% - a lot lower than where we want to be

Clough Rd

Positives

• 35 quotes, 5 a day

• 660 sq ft in and 285 sq ft out so positive week of 375 sq ft

• £10,000 average insurance per customer

Concerns

• Only 1 move in due next week for 100 sq ft and 3 move outs due for 225 sq ft so due to be 125 sq ft down for the week

• Only 5 reservations

• 14.29% conversion rate – very low and a big concern!

Mansfield

Positives

• 695 sq ft moved in and 90 sq ft moved out, positive week of 605 sq ft

• 80% forward move ins

• All 10 containers now rented out

• 55.94% occupancy

• Average insurance better at £6,116.67 per customer

• 7 move ins due next week for 650 sq ft and only 1 move out due for 25 sq ft so projected to be 625 sq ft up

Concerns

• Only 19 quotes, less than 3 a day

• Conversion lower than last week at 26.32%

• Only 5 reservations – lower than usual

Wrexham

Positives

• 22 quotes, more than 3 a day

• Insurance average at £7,000 per customer

• 100% forward move ins

• 885 sq ft in and 540 sq ft out so up 345 sq ft for the week

• 2 move ins due next week for 150 sq ft in and 1 move out due for 100 sq ft out so projected to be up 50 sq ft next week

Concerns

• Only 3 reservations

• 13.64% conversion rate – shocking! Not sure whether this is down to lack of units available? Worth looking at next week as a matter of urgency

Beverley

Positives

• 320 sq ft in and 240 sq ft out so up 80 sq ft for the week

• £12,000 average insurance per customer

• 1 move in due for 80 sq ft next week and  no sq ft due out so projected to be up 80 sq ft next week

Concerns

• 6 quotes, less than 1 per day

• Only 1 reservation

• 16.67% conversion rate

• Under 90% occupancy at 85.10%

I think it is crucial to know where your reservations are coming from.

This data shows me at what stage of the process the reservation is made … Have they booked online or at what stage of my follow up process did they book.

This helps me see what part of the follow up process is working and do we need to change it

For those of you who don’t follow up more than once, you are leaving money on the table!!

25 reservations and 2 booked online with no contact from us, that’s 8% of my reservations booked online
