Highlights

• Actual cost of advertising for PPC Google this month per move in at £67.83, this is down by £13.54 from last month & is £2.88 less compared to February 2025.
   

• Net sq.ft. result at positive 515, we finished negative 175 in February 2025. We have now finished positive 7 out of the last 9 months.
   

• Total sq.ft. occupied highest ever at 22,015 & we have increase by 13% from February 2025 to February 2026.

Opportunities

• 109 quotes, which is 34 less than last month and is down by 27 compared to February 2025.
   

• 31 reservations, which is 14 less than last month and is 6 less compared to February 2025.
   

• Conversion rate at 28.44%, 3% down from last month and is lowest conversion % since September 2025.
   

• Contact made from quotes below 60% at 56.88%.
   

• Cancelled reservations at 19.35%, highest figure since March 2025 & second month in a row over 10%.
   

• Sq.ft. moved in at 2,920, this is down by 75 from last month & is 375 less compared to February 2025.
   

• Sq.ft. moved out at 2,405 is 550 more than last month, but is 1,065 less compared to February 2025. (positive or a negative?)
   

• Average insurance sold to new customers was £5,964.28 – out of the 28 new move ins, 3 had their own insurance and 1 had insurance under the average level.
   

• Average customer value at £119.47, this is down by £53.89 from last month and is the lowest figure since January 2024.
   

• Churn rate at 11.19%, this has increase by 2% from last month.

Actions

• Monitor quote levels – speak to digital first to identify any reasons for the drop in quotes, March 2025 we received 136, we are currently on track to hit around 105 quotes.
   

• Investigate the move ins which had insurance sold lower than the minimum.
   

• Investigate and identify reasons for customers not booking as we need to improve conversions to at least 35% (we are still really competitive on price) speak to the team about new ideas for follow ups, for example more personal txt messages, what’s app videos which show the site, new follow up emails,  should we change the amount of calls or when we call, any methods to improve contact made levels, which will then improve conversion rates, increase the move ins levels and the revenue.
   

• Investigate and identify the reason for the high level of cancelations.
