Last week was crazy …. It was my course launch whilst I was away on a mastermind 🫣

If im honest …. probably not the best time to plan a launch!

But the launch was better than I could ever have expected 😀

I just want to thank everyone for trusting me to deliver a brilliant and actionable learning experience!

Right …..

Here’s the headlines for last week -

  • 126 Quotes

  • PLUS 950 Sq Ft For The Week

  • Reservations so far this week = 31

  • Res to Quotes Conversion = 25%

  • Move ins this week = 23

  • Move Ins to Quotes Conversion = 18%

Willerby

Positives

  • 45 quotes – 6.43 per day

  • 11 reservations

  • 7 move ins due next week for 785 sq ft and only 1 move out due for 160 sq ft, projected to be 625 sq ft up

Concerns

  • Conversion rate lower than usual at 24.44%

  • Forward move ins at 63.64%, less than 80% target

  • 655 sq ft in and 680 sq ft out so down 25 sq ft for the week

  • Average insurance low at £4,666.67

  • Occupancy at 71.48%

  • Average packaging sales at £14.21 per move in

 

Mansfield

Positives

  • 350 sq ft moved in, 125 sq ft moved out so 225 sq ft up for the week

  • £9,000 average insurance

  • Just under 60% occupied at 59.55%

  • 4 move ins due next week for 300 sq ft with 2 move outs for 75 sq ft so due to be 225 sq ft up

  • 6 reservations

  • 100% forward move ins

Concerns

  • 26.09% conversion rate – not too low but we recently changed prices to be a bit more expensive so it is much more realistic than conversion rates we have seen in previous weeks of 40% + - I have ran competitor pricing analysis and will look into this next week, would ideally like to be around 30-35% conversion rate

 

Clough Road

Positives

  • 32.26% conversion rate, a huge improvement on previous weeks, I think the revised prices has helped this

  • 10 reservations

  • 375 sq ft moved in, 115 sq ft moved out, positive week of 260 sq ft

  • £8,500 average insurance

  • 6 move ins for 350 sq ft due in next week, with just 1 move out for 75 sq ft, projected to be up 275 sq ft next week

Concerns

  • Only 4 move ins this week which is a slow week

 

Wrexham

Positives

  • A good week for move ins with 445 sq ft in and no move outs, 445 sq ft up for the week

  • Average insurance of £8,000

  • Container yard nearly full ready to order more with 21 out of 22 containers occupied

Concerns

  • Only 1 reservation with a conversion rate of just 6.25%!! This may be due to no availability of smaller rooms; we will investigate next week

  • Only 25 sq ft due in next week and 75 sq ft due to move out, projected to be 50 sq ft down

 

Beverley

Positives

  • 3 reservations

  • 30% conversion rate – much better than previous weeks

  • 385 sq ft moved in, 340 sq ft moved out so positive 45 sq ft for the week

  • Next week 160 sq ft due in and 50 sq ft out so due to be up 110 sq ft

  • Close to 90% occupancy at 88.94%

Concerns

  • £6,000 average insurance, a bit lower than target

RESERVATIONS -

I think it is crucial to know where your reservations are coming from.

This data shows me at what stage of the process the reservation is made … Have they booked online or at what stage of my follow up process did they book.

This helps me see what part of the follow up process is working and do we need to change it

For those of you who don’t follow up more than once, you are leaving money on the table!!

31 reservations and 8 booked online with no contact from us, that’s 26% of my reservations booked online

That’s a 4% conversion … Website visitors to reservations (I was on a big podcast last week so we had more website visitors because of that)
