Brilliant week at Store More HQ … All sites were Net Sq Ft Positive for the week

Positives

• 37.04% conversion rate

• 37.04% quotes to new move ins

• 10 reservations

• 885 sqft in and 550 sqft out, so up 335 sqft for the week

• Occupancy of store getting closer to 80% at 76.72%

• 735 sqft due in next week, with 510 sqft due out, projected to be up 225 sqft

Concerns

• 27 quotes – low compared to Clough Road (this is likely due to student enquiries)

• Forward move ins low at 50% - needs improvement

• Average packaging sales low at £5.83 per move in

• Average insurance low at £5,000.00

Clough Road

Positives

• 600 sqft in and 490 sqft out so 110 sqft up for the week

• 42 quotes – a strong week for quotes again! (likely due to student enquiries)

• Average insurance at £6,285.71

• 5 move ins due for next week for 400 sqft in, only 2 move outs due for 175 sqft out, projected to be 225 sqft up

Concerns

• Really poor conversion rate at 11.90%

• Low quotes to move ins at 16.67%

Mansfield

Positives

• 30 quotes – much improved and what we would expect to see weekly rather than 18/19 last few weeks

• 10 reservations

• 1150 sqft moved in this week and only 325 sqft moved out, up 825 sqft for the week

• 33.33% conversion rate

• 26.67% quotes to move ins, better than previous weeks

• Occupancy back above 60% - only 2 containers left out of the 10 put in place on Friday – one customer booked 4, so 1 res on system, 3 rooms offline

• Average insurance £6,500 – much improved on previous weeks where it has been as low as £3,000

• 585 sqft due in next week, 100 sqft due out, projected to be up 485 sqft

Concerns

• Forward move ins low at 30% - this needs improving

Wrexham

Positives

• 33.33% conversion rate

• 420 sqft in and 355 sqft out so up 65 sqft for the week

• Average insurance at £6250

• 100% forward move ins

Concerns

• Very low quotes week again with 12

• Due 160 sqft in and 160 sqft out next week, projected to hit even, want to be in the positive

Beverley

Positives

• Store above 90% occupancy at 92.38%!

• 325 sqft moved in, and only 50 sqft moved out, up 275 sqft this week

• Average insurance at £6750.00

• 100% forward move ins (albeit only 1 res to FMI!)

Concerns

• Only 7 quotes

• Only 1 reservation

• Poor conversion rate at 14.29%

• 75 sqft due in next week and 210 sqft due out, projected to be down 135 sqft

This data shows me at what stage of the process the reservation is made … Have they booked online or at what stage of my follow up process did they book.

This helps me see what part of the follow up process is working and do we need to change it
