Some interesting news came out on Wednesday and we have the best links I could find explaining what was said

Long story short-

Decrease in revenue and profit in the UK (marginal that is … and too be expected)

However big growth for Safestore in Europe especially Spain …. May well be worth looking in Spain for new sites 🤔

I just put an offer in for a FREEHOLD🥳

I used what’s called ….

The 3 Pronged Approach

I know what you’re thinking

What the hell is that 🤔

Great blooming question ✅

The 3 Pronged Approach is simple

“It’s 3 separate unique offers for the same premises”

There’s the example for “X” location

The asking price is £500,000

But here’s the thing … I don’t think it’s worth £500,000

So using the framework of …

“You can get your price BUT I get to set terms”

I did actually offer the 500k … But that was offer 3 🙃

Ok, so here are the offers

Offers

(subject to planning, but I am told it won’t be an issue)

Offer 1 

- £400,000 for the freehold and we can get everything moving very fast

Offer 2 

- £425,000 compulsively purchase in 2 years - Plus pay rent of £25,000 Rent PA for 2 years

Offer 3 

- £500,000 compulsively purchase in 3 years

- Rent free for 3 years (however if we value the site at £400,000 this amounts to £33,333 rent PA)

BTW … I’m yet to hear back with an answer 😳

£400k MORTGAGE STARTS IMMEDIATELY

£475k BUT I DONT HAVE TO GET THE MORTGAGE FOR 2 years

£500k BUT I GET THE RENT FREE FOR 3 YEARS …. ALLOWS ME TO BUILD UP CASH

All offers have pros and cons for me and the seller
