Highlights

  • Quotes at 124 is the highest since July & 11 more than last month (however is 15 less compared to November 2024).
     

  • 1 cancelled reservation is joint lowest all year and at 2.70% is the lowest % of cancelled reservation since August 2024.
     

  • Despite a negative sq.ft. result we are still up by 1,480 compared to November 2024 - November 2025, 33,545 occupied, compared to 32,065 in November 2024.
     

  • Occupancy % at 84.69 is 3.75% higher compared to November 2024 (although we would like this to be higher).
     

  • Average insurance sold for new move ins at £6,939.39 is above target of £6,500.
     

  • True Period Revenue at £87,229.54 is down by £3,944.24 from last month (30 days in November), this is still £6,029.23 higher compared to November 2024. This is awesome

Concerns

  • Reservations at 31 is lowest since December 2022! & is 2 less than November 2024.
     

  • Conversion at 25% is the lowest since January 2024!
     

  • All sq.ft moved in at 3,780 is the lowest since June, 860 sq.ft. less than last month and 20 sq.ft. less compared to November 2024.
     

  • All sq.ft. moved out at 4,450 is 1,360 more than last month, 390 more compared to November 2024 & is the 5 time out of the last 6 months we have moved out over 4,000 sq.ft. in the month.
     

  • Sq.ft net result of negative 760, last month we finished positive by 1,460. November 2024, we finished negative 410.  Out of the last 8 months, we have finished negative in 5 of them.  

     

  • Van hire rented out 18 times, this ideally needs to be higher. It was rented out 22 times in November 2024.
     

  • Zero Google reviews received, first time since June we haven’t received a review.
     

  • Average customer value down by £5.43 from last month and £4.01 less than November 2024.
     

  • Churn rate back above 10% again 13.23%, 8 of the last 11 months this has been above 10%.

 

Actions required

  • Conversion target for December to be at least 30% , sales calls to be listened to, is the script being followed, as we made contact with 54% of quotes.
     

  • Reasons for quotes not being converted to be looked at, is price an issue? Do we need to move to winter prices/ offers?
     

  • Move out data to be looked at 
     

  • Need to push Google and Feefo reviews.
     

  • Can we increase the van hire levels – can we get pictures of the new van on the website / design an email to be sent to customers explaining the van hire.

 

 Overall score

  • 5/10 Average … some good and some bad … but ultimately you would expect this in November
